      We moved into a Beazer Home in ******** landing in end of 2017. We bought the extended warranty for the home as well. Used it to fix a few issues with appliances in the home. At this time, within the first year of owning home, we noticed the back yard and back sidewalk adjacent to the driveway would flood and the backyard to side of house was washing away due to no retaining wall be placed. (there are several house with them in our hood) We asked the *** at the time to place a retaining wall and French drain in the yard to help keep the flooding away from the back door. Both of them were denied , Beazer said it wasn't there problem. We did the French drain ourselves because we didn't want our back sidewalk to keep flooding.. But over the years in this house the backyard is slowly washing away with every rain. Beazer still accepts zero responsibility for this and will not come put a retaining wall in for us. We even have land that borders an *** area that is a large down slope from our house. We have noticed over the years more and more creaks in the house, cracks in drywall and nail pops as the house settles and shifts. While some of this I'm sure is normal I do worry about the shift in our yard as you can now see holes under the concrete foundation on that side. I just want them to be held accountable for the things we have no control over and place a retaining wall up for us on this side of the house.

      I am rejecting this response because:

      Our yard is next to this HOA area that is a hole basically. My husband has put in drains out of the rain gutters to help take the water away from the house down to the lower areas.  The side of that yard has washed away..the level is lower than the rest of my yard. My foundation shows more and more as time passes on that side of the house.  I cant even keep grass growing there either compared to the rest of my yard. I don't know if this is a builder issue at this point or an HOA issue either way I would like a better answer. I dont know how you can say visually there is not a problem.

      I purchased a home from Beazer 2 yrs ago and after somewhat building out the neighborhood, they turned over Mgmt to ******** which has failed in its capacity to keep the residents happy, and is now handing us off to another company after stringing us along. Beazer left our street incomplete: paving has never been done, there is a crooked fire hydrant, there is a street light that intermittently works, curbs and sidewalks are cracked and crumbling, some trees are dead and the sod in my yard is barely alive. Promises have been made with no follow through. Additionally, our purchase documentation states that we owed a 1 time fee of $600 to buy in to our Master HOA, and then future villa/condo fees would be due. ******** is now claiming we owe monthly for the Master HOA and the ***************** which is not what anyone in the Beazer officer ever alluded to, and is not supported by the documentation we received. A letter was sent from the Villa owners addressing this and to my knowledge there has never been a response. Beazer needs to make the buyers whole before running off to other projects and ******** passing the buck to a new *************

      Beazer Homes ****** is aware of the reported concerns and is currently in the process of vetting a new management company to help bring resolution to the community. At this time, Beazer is still active in this community and is working on the completion of the curbs, sidewalks, and asphalt topping which are scheduled to take place by end of August. Regarding the homeowners sod concern, we understand that the homeowner has been in contact with ******** and that the repairs to the sod have been approved. We request that the homeowner reach out to Beazer Homes New ******************* directly with any documentation they have of fees incurred so that we may look further into this matter for them.

      I was helping my neighbor my with a dead tree that Beazer planted in his yard the builder didnt like it when we put the tree in the the construction dumpster in mind that if Beazer stuck to their schedule, they wouldnt be here anymore. This neighborhood would be complete and they wouldnt have to worry about residence using the dumpsters, Beazer hired a builder who verbally initiated this altercation. With me first. And threatened me to. bash my head in. Now my neighbor is taking Beazer side to avoid any penalties or fees because he dumped the tree as well which is understandable and not very neighborly so it stands to reason its just because I am deaf and suffer from PTSD that Im not dumb when they were talking to the police because Beazer employees, Missy and the builder when they called the police claimed that I had a gun with me so unless you have actual proof of me holding a weapon, get a lawyer and a good one because Ive got mine youve built and brushed these homes youve placed an HOA that hasnt done anything besides collect money from us Ive had nothing but issues since I moved in to this house. And the one thing that is apparent is that Beazer cannot keep around is a stable employee you refused to do our one year warranty. You lied to the police about me having a weapon and I will counter ******************* threat because you told the police that you never threatened me you have the day you deserve and I will see you in court, Beazer is the worst building company that Ive been with and Im coming from *************** *****, who was in the office should not be standing up for that builder after what he said to me, but she is she knew exactly who we were and she couldve just sent us a message instead of the Builder hanging out the window to yell at us over a tree a dead tree that breaks constantly but its clear Beazer doesnt care about who they hire because they cant keep employees long enough

      On the week of February 3rd, 2021 we moved into our new construction home purchased through Beazer, we received a notice to make sure to transfer all the utilities into our name. We had all utilities transferred except for ******* Utilities which is for sewer, in which ******* said the sewer was not approved or passed inspection, we had Beazer here on multiple occasions since and I have called ******* on update and they said Beazer hasn't updated them since Dec 13, 2021, as of June 24 2023 over 2 years still has not been resolved and just get run around with Beazer. No, I haven't gotten a bill but still frustrating that the community is completed and still have this issue.

      Beazer contractor shattered side window while mowing the lot next to me. My home surveillance caught it on camera. Contact Beazer for repairs and no real response. Just trying to get my window replaced.

      Home purchase April 28, 2022. Afterward, on or about Late August/September 2022, I submitted a list of issues/deficiencies that needed repair. I was advised that when the customer representative visited the home during the 10 month inspection, he would annotate the deficiencies for repair. Later on, I reported a leak from the roof and t took approximately 3-4 months for BEAZER to fix. BEAZER claimed to have a professional check for mold and the professional claims there was not any. When I asked for a report for the mold/mildew test that they stated they completed, I have yet to receive it. The roof leaks continued for a longtime without being resolved and I cannot understand how there appeared to be no mold or mildew present. The mold professionals never gave me a report on the Sheetrock that was supposedly tested. Additionally, prior to that I sent an email with a list of repairs that needed to be completed or deficiencies that needed to be completed. BEAZER has sent multiple subcontractors to fix the issue and every time they leave it has been worse than what it was before. I have sent emails to follow up and to find out when the additional work is going to be completed or scheduled to be completed and I have gotten no answer. I moved up the chain several times and still have outstanding issues with this home. I have been inconvenienced for so long since I put in the complaint from September 2022, and have yet to have all of the issues that I pointed out to **** resolved. To make matters worse, BEAZERs representatives will not respond to any email correspondence that I send asking when the additional repairs will be scheduled for completion.

      Beazer Homes has met with this homeowner throughout the past year and addressed issues covered under the homes' Limited Builder's Warranty.  The leak was from both the roof and the **** condensation line. Both were repaired (which did require multiple visits) and remediation was performed with no mold found and the area being repainted three times to meet the homeowners' satisfaction.  The vendor for the metal trim on the exterior was turned away by the homeowner stating, "the ladder will damage the siding".  A ladder is required to reach the area for repair and IF siding is damaged, Beazer will repair it.  The ******** team has an appointment scheduled to complete remaining items on the home for 6/1/23.

      I am rejecting this response because:

      I  explained to Beazer customer representatives that the subcontractors that came to fix the metal siding scratched up the siding when they attempted to lean the ladder against the house. I asked the employee at that time-Would they repair the scratch and they said no , they dont have anybody that can do that .They said that they would have to reschedule the appointment when they have a different ladder that would not lean against the house to scratch more of the siding . The customer service  rep did not contact me in regards to that. It was not until  the customer service representative came back for another issue, I explained to him what happened and why they said that they were coming back. Nobody called, nor emailed me to see if it was actually finished or what took place. Every time repairs  need to be done, Ive made myself available and  my home available for them to fix the repairs.  I did not turn them away. I told them to stop the work if they couldnt stop scratching the siding, I explained this to the customer service rep. I also spoke on the phone to the subcontractors supervisor and let him know what his employee was doing when trying to fix it and they told me that they would schedule it for another day .

      In regard  to the leaking in the roof the remediation company told me that they have a mold and mildew testing report that they would give me and  I have yet to have  a copy of the report that is what Im waiting for. Yes, I agree that Beazer has resolved some of the issues as I stated before.  However, the communication is lacking with customer service.   It makes the customer feel as if ********************** could care less. It should not be hard to respond in an email to a question that a customer has even if scheduling has to wait It seems as if emails or phone messages go unanswered  and all I asked was for them to respond to scheduling the remaining repairs. Now Im being told about a June 1st date for repair that no one informed me about? Today is June 15, I was not notified June 1 that they were coming. I was not notified before June 1, so Im not sure why did June 1 date for any repair.  Why did they schedule June 1 date and not notify me. Not until I contacted the Better Business Bureau  did I get a text and email confirmation this past Tuesday (6/13) for scheduling additional repairs for June 21 prior to that I sent an email asking for scheduling and nobody responded. I sent a phone message asking for scheduling and no one responded until I contacted Better Business Bureau . I have also signed completed paperwork for the  drywall repair informing them that the work the subcontractors did in regards to fixing the drywall is insufficient. They messed up the drywall worse than what it was before but nobody has contact me in regards to that .  
      im sure that signed work order was seen and no one has responded to that. 

      my problem is with Beazers customer service failure to properly accommodate and communicate with the customers, and also with the subpar subcontractors that they use to complete the work, who really dont care about how the homeowner feels about the quality of the work that they do.

      Homeowner claims the vendor scratched their siding We confirmed the vendor came out to the home and attempted to perform the exterior trim work. When the ladder was placed, the homeowner came out and made them stop saying that they would damage the siding. The vendor offered to reschedule for 6/24/23 which was rejected by the homeowner.  The ************* Representative has offered two more dates and we waiting to hear back from the homeowner.

      Report from Remediation vendor The ************* Manager spoke to the homeowner about this at the time and explained that there was no visible evidence of mold but had the vendor treat for it anyway as a courtesy. Reports are only produced when mold is present.

      June 1st -Was a typo on our part, we apologize for the misunderstanding.  Should have been June 21st as referenced in homeowners post for scheduled appointments.

      Drywall The drywall/paint vendor has been sent to the home multiple times.  Beazer ************* Representative has inspected the final repairs done and they were approved as completed and per code.

      Contact by ****************** The homeowner contacted the **** saying they had not been contacted by **************** when the ************* Representative was in their home that day.  When called by the ************* Manager again the homeowner stated they had had no contact with ****************, he explained that he and the Rep who had been at the home that day were *************/Service.  The ************* team has continued to reach out for scheduling and at the present the ************* Representative is working with the vendors and homeowner to complete the last items. 

      The Beazer Virginia team has been responsive and patient in explaining processes, services and warranty information and continue to communicate with the homeowner.

      Everyone exposes who they really are eventually. I'm just glad I knew to get out when I did.The salesman told us the ******* money would all be returned, only the design center money (half of which you put up, standard) could be at risk if you did not end up purchasing the home.Beazer kept $350 from our earned money on what they called an administrative fee, and did not care that the salesman had told me that.

      Beazer Homes has reviewed the consumer's complaint along with the contingency contract that they signed. Per section 3 - Part A of the document: If ***** fails to close on the sale of the Existing Home on or before the expiration of the Contingency Period, Seller, in its sole discretion, may either (A) terminate the Agreement; or (B) grant ***** the option to either (1) cancel the Agreement, or (2) waive the contingency. If ***** does not waive the contingency, Seller will refund the Deposit less the Administrative Fee of Three Hundred and Fifty and No/100 Dollars ($350.00). 

      Beazer Homes will not be issuing a refund of the agreed upon $350.00 administrative fee nor will we be revisiting this concern in the future.

      Myself and many others purchased a Beazer home. ALL of ** are having cracking in the ceiling and walls. There are different floor plans and some with and some without pools. If it was 1-2 homes having the issue I could say that's a coincidence. But over ***** homes having the same issue is a builder defect. There is an issue with the quality of the truss and how it connects to the ceilings. May not be "structural" but there is a builder defect to cause these cracks. Someone from Beazer in ******* came to our homes and inspected the cracks. They allegedly went into some of the attic space (not mine). They tried to talk tech to me and say it was a draining issue in my backyard causing "truss uplift." I have proper channel and french drain on my property as well as rain gutters. For a two year old home there should not be this many ceiling zig zag deep cracks and cracking near my windows. They are refusing to assist to correct the problem. Honestly, it's less expensive for them to fix the issue but they refuse. I cannot afford to have my ceiling and walls torn down and rebuilt properly. I could use some help please.

      Beazer Homes had multiple houses in the community inspected for structural concerns. Per the engineer's evaluation, all homes were determined to have no structural issues. It was identified that there are possible drainage issues that are outside of Beazer's control. Drywall separations are only covered for one year from the original close of escrow; after such time, drywall is then the homeowner's responsibility. Beazer Homes has carefully considered the homeowner's concerns and determined we will not be moving forward with the requested repairs.

      I am rejecting this response because my home has proper drainage.  It is structural integrity of the ceiling and the truss and how they are connected.  One or two homes I would call a coincidence.  When it's ***** homes it's considered a major issue.  Their faulty work has caused horrific ceiling cracks, cracks on walls, and near windows on my 2 year old home.  Again, I showed them I had proper drainage.

      Purchased two homes from Beazer homes in May 2020. Had several warranty calls due to poor workmanship and quality. **************** team has gone through many personnel changes and information and communication is poor at best. They fail to respond timely and focus more on closing tickets and service level versus taking care of repairs and with quality. Have had a flooring issues since closing date. Their vendor, ******* WEST is terrible. They have had several calls to my home that results in poor repairs causing additional issues. In this situation, I have had ONE FLOOR BOARD in a **** sq foot home consistently have issues. They have repaired and/or replaced it THREE times and still has not been resolved. On going issues. I asked if someone could come out and inspect the floor board in question and/or examine the Product LOT to determine if there was any potential problem in manufacturing, shipping, storage, etc. Both Beazer and *** has refused to come complete a thorough inspection and investigation. I believe the sub contractors coming to my home are not bonded and/or licensed. The repair work is TERRIBLE. I asked for assistance from both ******* West and Beazer to no avail. Both have advised the warranty is over; however, this is a problem that has been going on for quite some time even during the warranty period and it has not been fixed accordingly. There is an IMPLIED WARRANTY at this point and I have asked for assistance to get this rectified. No one will take any ownership. Disappointed with Beazer homes as we are talking about ONE 4 foot piece of flooring.

      The Beazer company has been building homes directly behind us for the past two years and began in 2021. When they first started the grading, they met with ** and my mother (who lives next door) to get permission to take down a block wall, build a new block wall and fill in dirt to even out the ground. Since then, they did remove the block wall and built a new one; however, they never came back to fill in the dirt. We have tried to reach them with multiple attempts to no avail. I had also spoke with the company's worker, *************************** about the dirt mess they were making with the grading (via text in 07/2021) and the effects of it on our pool causing us to have a higher cost in maintenance due to all the algae it was creating. He stated to add up the costs and they would reimburse after grading ended. I reached back out in April of 2022, and he stated to send the info to ******************* and provided his email. I have since continued to try and reach ******************** via text since August of 2022 and have failed to receive a response. I finally added up all my pool cost expenses and emailed them to ******************* on March 10, 2023. I sent him the cost spread sheet and asked that Beazer reimburse the amount of $480. I asked that he contact myself or my mother regarding the two issues that still haven't been resolved. We heard nothing back. I then emailed him again on March 20th and again received no response. At this point, we are annoyed and frustrated that no one can get back to us to resolve these issues.
