There has been a trespasser living in the house, hes been here sleeping in the laundry room. Me and another roommate has. Tried to get him removed by calling the police as Padsplit would want us to do! I have been reaching out to them multiple times, no one has responded. He has caused verbal altercations and almost physical with me and another roommate. I been here for four years and never had a issue here or within the house. I will be getting legal advice and a lawyer involved. They up the rent and harass you about paying rent but cant solve a problem with a trespasser being here. They do not live up to there values of what the company stand by, convenient, reasonable price, and safety. They have breached their end of their contract and something must be done about it!Business Response

PadSplit requires all Members to comply with Membership rules, including keeping door codes confidential. We follow the law in accordance with the requirements of landlord/tenant law. If a member chooses to overstay a notice to vacate, PadSplit engages the required judicial process to evict the member. Before moving into their room, members are made aware of possible rent/dues increases in their Membership Agreement and homeowners/hosts are limited in their ability to increase rents. I signed a six month contract and rented a room through Padsplit.com on May 28, 2023 for $ 160 per week. On August 18, 2023, the fire ******** and police department entered the home and forced all of the tenants to vacate the premises and the house was then boarded up. All the tenants received 2 days at a hotel as compensation for being removed from the home from the fire ********. I immediately contacted Padsplit.com. I was informed that my situation would be escalated. After repeated calls to Padsplit over two days I received a "transfer" to another Padsplit home. I went to the new residence and house was locked. Upon speaking with the Padsplit representative I learned that there were additional problem in the home. It is now August 22, 2023 and I am homeless and have not been reimbursed for the money I have paid.Business Response

I've been living at ********************* for almost a year now, it's a padsplit home. I have been complaining about a particular member **************** For months on end. She breaks literally every rule padsplit has which keeps peace in the home in a way. Padsplit has done nothing about this member. She has threatened me numerous times. She said she would knock my door down and drag me out of my room. She claimed she was going to push me down the stairs. I have never said a word to this girl besides one time I got out of my bed at 3am to knock on her door several times to ask her to cut her TV down. All padsplit does is send a message to her and she starts yelling and cursing and beating on the wall about the message. She also has another unauthorized person living in this tiny room with her and she has taken up the closet space in the upstairs hallway closet. They come back every night yelling and cursing about everything. It's like she thinks this is her house and padsplit isn't going to do anything. She thinks that because padsplit has done NOTHING. Her membership should have been terminated a long time ago for how loud and inconsiderate she is. She also smokes cigarettes and black and milds in the bathroom and leaves ashes and trash everywhere. need Padsplit to remove a tenant or remove keys that is disruptive and dirty and they refuse to do anything about it after being reported over half a dozen times... They also refuse to do anything about roaches, clogged drains, the rooms don't all have numbers on them and they know that but they make it impossible even with pictures and videos evidence where you can hear exactly where the disruption is coming from even with the door closed... The rooms on the bottom floor of my unit don't have numbers on them... My communication to the management company is saying the video and pictures have to include the door number to have him reported but when the padmate reported me they removed a key from me and my room number isn't on my door so how is it I get a key removal with no room number but yet this padmate was able to report me and get my key removed without me having a room number... Also, Padsplit sent someone to "clean" a room and they didn't clean anything after a ******* moved out ... They left trash and unwanted left behind items all in the hallway upstairs in the laundry area and they listed the room to be moved into and a man had moved in a few nights ago and the room IS BEYOND FILTHY.. I reported it to Padsplit and they did NOT send somebody else to clean the room properly... To be honest, this house wouldn't pass a code enforcement inspection at all... I had to call them over three times since I started my lease last year... In fact, I'm very positive at least 75% of their properties do not uphold to code enforcement standards and each property needs to be investigated thoroughly ASAP!Business Response

I am rejecting this response because:
There are still an infestation with roaches (hasn't been resolved in several months) and them getting into the fridge... ****** needs to be replaced the weather stripping has been broken... All of these things have been reported and no resolve has come of any of it... including the needing a room number on a door (that doesn't exist) to report a member in spite of having pictures, text messages, and sound videos and voice recordings... But yet my door doesn't have a room number but yet I get a key removal over something that never happened but to report somebody I need that information AND be validated by other padmates that are not right next door on the same floor to the source... So... Something not right all the way around with this system... Make it make sense

I went to this website and they ask for my bank account , SS number picture of my driver license and charge me *********************************************************************************** the middle of no where.others there bars on the door which means it's a safe neighborhood.Most rooms are booked.Only nasty rooms with several other people living in it.I want my 19 dollars back and removed all my personal information from their files.Business Response

Having a huge problem with padsplit why it's very not safe to live in one and evictions and squatters living here the sheriff has arrived twice to remove this person off the property and she's still here while we pay to Iive here and she stays for free?? I've complained and nothing being done and the house stays dirty as h*** only three people clean up trash can over flowing again these are slum lords they only want money to thats it. They do not care about people being violated I've been under so much stress since I been here I can't sleep at night the doors are always unlocked even after hours we got people who actually do pay to live here and we can't even get these people to respond to nothing that needs to be done. All padsplit cares about is money. I would like to see this company to completely out of business only because the contract does not hold no value and if you stop paying they will harass you and threaten you but when they say they will evict you they absolutely won't do it we are living with a squatter who takes up space invite all her friends to come use the facilities here with no regard to no one else in the house??Business Response

Moved into a padsplit home near ********, the house was surprisingly nice and clean compared to every other house I've been at, only to discover that there is no hot water. I put in 2 service request one where they said it was fixed and it clearly wasn't, another thats been open for about 4 days now. I guess the roommates who've been at the house are aware and just let it go but I was never made aware of no hot water or else I would have chose another house. It doesn't make it any better that I still have to pay full price for rent and I can't even use all the amenitiesBusiness Response

For more than six months I have been contacting my landlord about unsafe and illegal activities at my place of living.Our lease specifies that we are not to have overnight guests or additional people living at the property. At our location there are three tenants that have multiple people living in their rooms. One of these tenants has been prostituting from the location while having a former roommate now living in their room. Another has multiple people living with them while running a beauty/hairdresser business out of the property. Theres has been several people living here not on the lease using the bathroom and making it dirty and not cleaning.. using the parking spaces, and washing machines, and fighting, and blasting music and smoking in the house and me and several housemates have complained and sent videos of violations yet padsplit ignores the problem and continue to take our rent. Pad split is a scam that helps landlord skirt ******* tenant and property laws. There is squatters in the home that are dangerous, drug addicts and dealers, roaches, code violations, things in a constant state of disrepair, mold and they only give you 2 weeks for a free transfer. Meanwhile theyll kick you out if you go above a certain Amount of unpaid rent but its impossible to catch up because all the fees. I want a refund on my money so I can find a real roommate and apartment. I already contacted a lawyer and plan on sueing for damages and emotional distress.Business Response
