This company operates very unfair, price gouging tactics for their removing boot fee. It is $180 and they consistently lie about when they will arrive to remove the boot. The customer service representatives give you the run around all the time.

      Hello,

The price for the wheel lock removal is notated on the window slip left on the vehicle along with being posted on the sign at the entrances to the parking area. Vehicles are responded to in the order at which they are received.

LMS is scamming money from individuals who actually live on the property. There is no photo & typed in verification process and from the amount of negative google reviews about the company and how it’s scammed so many and yet still in business.

I was booted today due to one letter transposed despite uploading the correct document I was asked to pay $100.

Attaching document showing my parking was approved however documents uploaded included car registration with tag info and picture of license plate. No permit given nor no contact from anyone at the company. Approving without verification of all documents would have prevented the boot. Given so many have experienced this. Investigation in the company performing faulty practices once the info is entered should be considered

      Business Response

      Hello,

Vehicle license plate numbers are specific and unique to the vehicle they are assigned. Due to this it is imperative that all vehicle information is correctly and accurately typed in when applying for a parking permit. LMS Parking cannot prevent the applicant from making a spelling error however, there are aids in place to assist. The form requires the license plate to be entered in twice and is accompanied with a warning stating that incorrectly typing in the plate number would result in the vehicle being wheel locked. If the vehicle's license plate is entered in wrong, twice, unfortunately it is at risk of being wheel locked or towed.

We tried using the LMS Parking app to register our vehicle on 6/9/23 in ********** **. However, the app was not working properly (see attached screenshot), and there was no way to register / pay for the spot that we parked in. We showed this issue to the LMS parking attendant (Austin) when he came to remove the boot, and he acknowledged the the app was not working properly and suggested that we contact LMS by phone or email. We called on 6/9/23 and left a message but did not receive a return call. We also emailed on 6/12/23 and did not receive a reply (see attached email copy).

Just like when a parking meter is broken, the meter should either be clearly marked “no parking” or the car parked there should not be required to pay since there is no way to pay, regardless of whether or not other meters in the area are available. We would like a refund of the $160 that was charged to our Visa card for unjustly placing a boot on our car.

      Hello,

Unfortunately errors you experienced are not able to be replicated. If you are experiencing issues registering your vehicle we do suggest calling LMS Parking to speak with a representative prior to leaving the vehicle unattended. Alternatively, the vehicle could have been moved to another open parking space.

      Respectfully,

      Customer Answer

      Date: 06/15/2023

I am rejecting this response because:

      1. We tried contacting your company by phone (left a message) and by email and did not receive a response.

      2. We sent a screenshot of the issue with the LMS app when we tried to use it, and the LMS parking attendant also acknowledged that the app was not working when we tried to use it. He saw the issue both on our phone and on his phone. Therefore, replicating the issue days later is irrelevant.

      3. Just like when a parking meter is broken, the meter should either be clearly marked “no parking” or the car parked there should not be required to pay, regardless of whether or not other meters in the area are available, since there is no way to pay for that parking spot.

      Hello,

If you are experiencing issues, contacting LMS Parking prior to being wheel locked would be the best course of action. Alternatively, the vehicle could be relocated to another parking space that you are not experiencing issues with. Most issues are caused by user error as the form will not submit unless all required fields have been properly filled out. Unfortunately, since the vehicle was parked without registering to park and left unattended it is liable to being wheel locked or towed. No further actions will be taken.

On the 5th of June I was told by a friend I was visiting where to park, and I parked there. No visible signs anywhere explaining parking rules or regulations, the parking spot I parked in was unmarked and had no signs indicating I shouldn't be parking there. Come back an hour later to have my car booted, at midnight, with no way home. The sign on my car said I broke the posted parking rules (again, there were none) and that I had to pay $160 (with an upcharge of $20 if I wanted it done after midnight (which it was). Managed to find my way home and will call the number in the morning. Apparently, I will have to meet some random stranger at my car, alone, with my credit card to pay the fee in person, and I won't have any way to get there.

If your entire company is built on the idea of putting boots on people's cars for breaking posted parking rules, then maybe you should actually make sure there are posted parking rules. Because in my case there were none. There weren't any signs anywhere around me, no marks on the ground, nothing. I am being charged $160 for "breaking" rules that don't exist. It's a scam.

On 5/27/23, our car was booted and we were charged to have it removed in spite of having properly following the instructions that LMS provided for registering our vehicle. When we parked, we saw a sign indicating we needed to fill out a form via a QR code, and did so. The form asked twice for the vehicle tag number, and we filled out the form with the number from a visitor tag our host had given us. We then got confirmation from LMS that our pass was valid until Sunday night. After we saw the boot the next day, we learned that tags were no longer valid. But we did not rely on the tag to park — we properly filled out the form, using the tag number because that’s what we were asked, twice, to fill out. (The final checkbox also confirmed that we "correctly entered[ed] your vehicle tag number." The form never asked for a plate number, and we got written confirmation we were duly registered. On 5/27 we demanded a refund from LMS but have gotten no response to date.

      Hello,

MyParkQR and other registration forms require a Vehicle's Tag # to be entered in correctly. A "vehicle tag" is a synonym to a vehicle's license plate. Incorrectly entering this information could result in the vehicle being wheel locked or towed.

I am rejecting this response because:
What is the basis for asserting that a vehicle tag is the same as a license plate? And if it somehow were, why did the form include a checkbox asking if the tag was a temporary tag?

May 27, 2023. I was parked in a parking garage, I had no service to submit my car in guest parking. As soon as I got upstairs with service I submitted my parking pass. When I went to leave I had a boot on my car. They said I didn’t submit it in time. It took my 10 minutes to get upstairs to service. When I called to get the boot off it took them over an hour to come take it off. It took them 6 minutes to come boot my car but were non compliant to come remove it. The person Max D was being very disrespectful. He would not give me his supervisors name. This business is a scam and is a predatory business. They should be shut down immediately. I have a receipt below listing I registered my car and still got booted.

      Hello,

All vehicles parked within the community must have an active time registration. Any vehicle left unattended without registered time to be parked there is liable to be wheel locked or towed. LMS Parking manages and enforces the parking regulations put in place by the management or ownership of the apartment community in accordance with local and state ordinances. Vehicles are responded to in the order at which they call in.

I was wrongly charged for 2 parking boots . The supervisor was absolutely the rudest person I have ever talked to. I drove from out of state to see a family member for one day and received not one, but TWO boots for expired tags less than 4 hours of parking. THERE ARE NO PARKING SIGNS/POSTERS EXPLAINING PARKING RULES. the apartment complex manager, Tim at ****** apartments, told me to park in visitors , with my front two wheels touching the grass , that’s literally it and I would be fine . My car is renewed in the DMV system I just didn’t have the physical tags in which I showed him the picture of my renewal for 2023, the updated registration, and the receipt for the renewal payment. He did not care and gave me 30 minutes to provide a $180 payment to remove the boots before he would call a tow truck. I informed him I didn’t have the money at the time and he told me there was nothing he could do other than get my car towed in which I would have to pay even more to get my car back. I made it fully aware My tags are updated in the DMV system MULTIPLE times with proof: an eye roll is what I received along with a “they aint on your car so provide a payment or get towed” . From the call to when he arrived was such a stressful and overwhelming situation to be in . I did not deserve to be wrongly charged. He lacked empathy, understanding, and basic human decency. This company targets college students with intentions to make money in any way they can .

I am rejecting this response because:

I was told by the office manager, Tim, of the apartment complex that I was fine and should have not received a boot. I was also told by the LMS parking supervisor on the phone that if I could provide proof of my up to date registration then I would not need to pay for the boot, only for him to come back and enforce a rule about the tags not being physically seen on my car as I mentioned in my previous post. My car is registered in the DMV system for 2023.

My daughter lives at The ******** in ****** **. She had to go to the ER last Friday night and I drove up to ***** to stay with her. I arrived at The ******** after 11 pm and parked in an area that I thought was visitor parking. There were visitor signs nearby but there was no signage above the parking space where I parked. On Saturday morning when I came out, there was a boot on my car. I called the number on the note that was left on my car and the guy said I needed to register my car in order to park in the visitor area. Since there was no signage directly above the parking spot, there was no way for me to know that I needed to register. The guy who came to remove the boot charged me $160. I believe LMSP is booting people illegally and is not a legitimate company. This is a scam and they are predators!

      Car has been booted twice.
1st: Incorrectly typed in my plate. Interchanging a letter.
2nd: Parking in a “non - visitor” space. I have been told by previous management, LMS employees, & Residents this has NEVER been an issue.

Being a dog sitter - I can’t receive any sort of pass to prevent a lack of parking within the parking lot.

At this rate - I highly suspect rules/regulations are being updated and changed without updating residents.

On a side note: Nor did I receive a invoice/receipt from the LMS “boot remover” on call when my payment was collected. Highly unprofessional - Here you have it.

      (a) When any payment is made under any consumer credit sale transaction, the person receiving such payment shall, if the payment is made in cash, give the buyer a written receipt therefor. If the buyer specifies that the payment is made on one of several obligations, the receipt shall so state.

      Hello,
Thank you for your feedback. The ordinances you are quoting are unfortunately outdated. Concord town ordinances no longer have any price cap on wheel locked or towed vehicles. See **** * **** ** ****** ****. When registering your vehicle the license plate number is required to be typed in twice to aid the vehicle owner in preventing a typing mistake. The registration form states "Incorrectly entering your Vehicle Tag # could result in your vehicle getting wheel locked and/or towed." Once you have submitted the form you have agreed to all Terms and Conditions. To request a reprinted receipt please feel free to contact your local LMS Parking Office. Any attempt to tamper with, unauthorized removal of, or damage caused to the wheel lock will result in higher fees.

My daughter was registered to park and had time remaining, however she accidentally transposed 2 digits on her license plate. LMS booted her car and was extremely rude when she called to have it removed. They said they might be back out in a few hours. When the LMS agent came back out, he was again rude and asked for $20 cash to remove the boot. She didn't have any cash, nor any other form of payment available, but I was on the phone with her and could have paid via credit card. The driver said it's cash only. I asked if there was not way they could just remove it for free since it was clearly just a mistake. He said "no, and if you are going to be a problem then it's $160." I repeated to him... "What do you mean a problem?". He then said, "ok, now it's $160 and said call me when you can pay it in cash"... and drove off.

My daughter went back to her friend's apt and asked around and was able to collect $20 (what college kid carries cash?). We called back. The driver wouldn't come back out for $20, said it's $160 now.

I've explained to the driver that my daughter has no way to get that amount of cash, and there are no Uber, Lyft, etc. available to take her to her apartment to get her wallet and then go to the ATM. They don't care. All of this attitude and inconvenience for 2 digits being transposed on an online parking registration system.

The police have agreed to meet with her when the driver comes back later... if she is able to find someone, or an Uber, to give her a ride to her apartment.

      Ridiculous.

      Hello,

All vehicles parked in the register to park zone numbers are required to register their time frame while parked within the community. The registration form does specifically state that incorrectly typing in the license plate number would result in the vehicle being wheel locked or towed and requires all registrants to type their plate numbers in twice to help avoid making mistakes. License plates are specific and unique to the vehicle. Once agreeing to the terms and submitting the form a confirmation email is sent to the vehicle owner with the information they typed in. Pricing is listed on the window notice slips placed on the vehicle. LMS Parking does not accept payment over the phone credit and debit cards must be made in person with the cardholder present.

I am rejecting this response because:

No option to pay with a debit or credit card was given. She could have gotten a card from the friend she was visiting if so.

The agent was extremely rude throughout the process from the initial conversation to the last. Thus escalating tensions needlessly.

At least the mgr, who I'm assuming is responding, sent the agent back out to accept $25 instead of the  $160 he threatened. We are very appreciative of that. However, if the agent had any sort of care for others, he would have mentioned other payment options other than "cash only" as we were told. This resulted in 4 hours of needless drama.

in addition, it seems that before booting a car, the agent could then verify the info just to make sure the person didn't enter the wrong parking space nbr or transposed locense plate. It would be extremely easy to verify in seconds.

Thank you for sending him back out to accept $25. Please know this agent makes a bad situation exponentially worse. Train these agents how to handle conflict in a professional manner. That is the very nature of his job. Inevitably, he's dealing with upset people daily. Showing the slightest amount of compassion is possible, while still enforcing your rules.

BBB asks third parties who publish complaints, reviews and/or responses on this website to affirm that the information provided is accurate. However, BBB does not verify the accuracy of information provided by third parties, and does not guarantee the accuracy of any information in Business Profiles.

When considering complaint information, please take into account the company's size and volume of transactions, and understand that the nature of complaints and a firm's responses to them are often more important than the number of complaints.

BBB Business Profiles generally cover a three-year reporting period, except for customer reviews. Customer reviews posted prior to July 5, 2024, will no longer be published when they reach three years from their submission date. Customer reviews posted on/after July 5, 2024, will be published indefinitely unless otherwise voluntarily retracted by the user who submitted the content, or BBB no longer believes the review is authentic. BBB Business Profiles are subject to change at any time. If you choose to do business with this company, please let them know that you checked their record with BBB.

As a matter of policy, BBB does not endorse any product, service or business. Businesses are under no obligation to seek BBB accreditation, and some businesses are not accredited because they have not sought BBB accreditation. BBB charges a fee for BBB Accreditation. This fee supports BBB's efforts to fulfill its mission of advancing marketplace trust.
