On March 30th, I had received a boot on my vehicle. I have been a part of LMS parking for the last two years with my apartment complex **** *****. It wasn’t til today that I have ever received a boot from them, I making this complaint due to the fact that I have word from my apartment complex manager that we residents are allowed to park in visitor if and only if at the time of parking isn’t available for residents due to the amount of spots in a parking lot. My apartment complex manager stated that she will be taking action due to this issue not only affecting me but other residents.Business Response

My car was booted on March 16, 2023, some time after 10pm.
I noticed the boot around 9am on March 17th and immediately began to call because I had to work. No answer. Continued to call throughout the day, I started emailing, no response. Kept calling the individuals phone. It was going straight to voicemail, I left voice messages and also sent out text messages. I didn’t receive a call until after 10:30pm Friday night. Which wasn’t the same guy that put the boot on. The guy that came out wouldn’t give me his name, but gave me the business name which was the lms parking, his managers name(he said he was the head guy and the only one I could speak to) but he gave me an email address lmsparking/owner.com (that didn’t work) and told me to send my complaint to that address. He also didn’t give me a reason why I had to wait over 12 hours for a boot that was placed on my car to be removed that I was ready to pay for when I noticed it. I’m requesting a refund of the $160.00 that I had to pay after I had to wait 12+ hours, miss work, and any other important errand I had to do with my vehicle. I did not receive a receipt or anything, he said he didn’t have the machine with him that did all of that. I would take responsibility if my calls, voicemails, and text were answered in a reasonable time and more explanation was given to why I had to wait so long to hear from someone.Business Response

I didn’t request a receipt. I requested a refund for waiting 12+ hours for someone to come out and take the boot off my wheel. I have spoke to the community manager which they suggested I reach out to lms as I did immediately.

To whom this may concern:
On March 7th we used a parking deck next to a restaurant in downtown ********** where I have resided my entire life.
I’ve never had this happen before this night and I’m still confused and concerned.
LMS put a boot on our car for parking our car in the deck next door.
We arrived at 6:15PM and were told to park in the deck beside them due to construction.
The parking deck signage said the first hour was free and then $5 afterwards. There was no ticket upon entry given or clear instructions.
There was no signage posted alerting those of us going to the restaurant that we would have a boot placed.
We arrived back at 8PM and two different cars including mine had a boot.
The guy arrived in moments as if he were waiting around the corner.
No signage in this particular parking deck said they used LMS to enforce parking.
The sign on our car told us to contact them directly in handwriting.
We believe we have been scammed out of money from this company.
We will report to BBB and hope for a better outcome.
We did try to settle this civilly with the company the night of.
I also emailed their company with no response.
We hope to hear back in a timely manner as we wanted to report this to the police in case this is happening to other patrons.

Hello,
Posted signs are located as required by local ordinances. Vehicles utilizing the parking area must pay to park. Signs can be found with the Zone Number along with a scannable QR Code and website that can be used to pay for parking. Vehicles that have failed to pay for parking are liable to being wheel locked or towed at the vehicle owner's expense.

I’d like to see the signage attached. This was a group of educators and I assure you, the signage was not clear.
We intended to pay after the first hour and nothing was noted to the contrary.
No signage said if you do not scan a QR code before parking, you will be wheel locked.

Nature of dispute:The company put a boot on my car due to me violating parking regulations at the business they are in contract with "Latitude at mallard creek" I was to be parked in a visitor spot. I was parked in a residents spot that was marked in black paint(previously a vistiors spot but was marked out) My friend was parked next to me in a spot in the same situation. Both sports were right next to two vistior parking spots so it was hard to differentiate the parkinf spot from the two vistior parking spots. There were another two parking spots next to mine and his and they did not have any black paint which aided in the confusion. I called to the compay to ask as to why my car was booted but no my friends car who was violating the same parking regulations. I was told that they either didn't have enough boots or he was parked in the correct parking space. When the agent came out to remove the boot from my car we explained the situation to him. He then informed us that he had to come out earlier in the day to remove a boot from someones car which my car did not have a boot on it at that time. I am still not getting any clear answer as to why my car was singled out or that my space was indeed a visitor parking spot but had been washed away somehow.

This company is a scam. They boots cars and place a ticket that states the boot must be removed before the date below but then do not leave a date, they tow cars without warning or contacting anyone, they use 3rd party contractors to tow the cars who have been seen drinking and driving, and they do not verify information of when a vehicle was towed before they tell you when it was towed so people are paying more than they should because they lie. There are photos on google of their tickets with no dates on them and they are charging different prices to remove boots for the same situations just because they can.Business Response

All agents are required to wear body cameras. Parking violation fees do differ dependent on the specific circumstance and whether additional fees apply. All vehicles wheel locked or towed are time and date stamped in our system. Towed vehicles are reported to the local municipal police department at the time of the vehicle's removal.

I registered to park per the instructions on the sign. I, had a clerical error where I endered 10”4”5 and not the correct, 1055. Given I provide my vehicle description, 6 correct numbers, and this lot has less than 20 vehicles, it was obvious my vehicle was registered, however, I was still booted by the company. I told a company representative on the phone this happened, and that I had a confirmation email, but he did not care I registered, he cared that it did not match. I had to pay $160 to remove the boot even thought I followed directions. This is very predatory of LMS Parking Enforcement.Business Response

My car was booted this morning of February 27, 2023. I was not made aware of parking rules being changed because the apartments were bought by another company. Neither my office or the new one informed me of these changes, and I have been parking there for three years now. February 24, 2023. We had reservations to eat at *** *****, and parked in their designated parking lot. We arrived early, and patronized (spent money) at two local businesses (****** & *** *** *****) adjacent to the lot. When we finished dinner at *** *****, our car was booted with $160 cost. Their reasoning was we didn’t go from our car directly to *** *****. We had reservations at *** ***** with our in-laws. Not only did we spend our hard earned money at *** ***** we also financially supported 2 other local businesses. We were penalized for this. This charge from LMS is predatory. My apartment building uses LMS for parking enforcement. My car was once booted because my sticker was not all visible (the windshield tint covered the top half). The responder acknowledged my sticker was partly visible and gave me half off for being half visible. This is not why I am submitting a complaint, but I do think half-visible is a contradiction.
A friend is staying with me and parked in the visitor spots where you scan a QR code and pay on the LMS website. I paid for 2 days at 8:39 PM on 2/14/23. I received an expiration reminder on 2/16 (8:24PM). I clicked the link to extend the parking another 24 hours (8:30 PM) but the website wouldn’t load. I called their support line which is no longer in service. I switched browsers from chrome to safari, which worked— I got a bank notification that my card had been charged plus a confirmation email at 8:43 PM. At 2:30 PM on 2/17 we discovered a boot on her car and there was no sign saying who to call. No one answered the number from my previous boot so we went to the leasing office. They emailed LMS and after waiting a while, my friend and I went to grab lunch. The office left a voicemail at 3:04 PM to say the boot would be released in 30-45 minutes. At 4:52 PM, the car was still booted. The leasing office emailed LMS again. It was removed at 5:05 PM on 2/17. Apparently the link to extend the parking did not carry over the vehicle information initially entered. A sophomore CS major could make a more functional web form. Maybe I should have noticed the JavaScript variables in place of the parking details in the email, but I usually assume routine confirmation emails with the subject line “MyPark QR - Time Added” means that time was added to my parking. LMS made $90 off me because they couldn’t see my entire sticker. Perhaps they could take this money and make a WIX site, which provides online booking, transaction processing, cross-browser compatibility, and a custom domain for $59/month.Business Response
