1 starmy experience has been a nightmare. The presence of rats running rampant within the premises was not only concerning but also a blatant disregard for basic hygiene and tenant safety. Moreover, the prevalence of dog waste throughout the property was a major issue that was not adequately addressed by the management, creating an unpleasant and unsanitary living environment.The management's lack of responsiveness and action regarding these issues was highly disappointing. It is essential for any responsible management to promptly address such serious health and safety concerns to ensure a decent standard of living for their tenants. Sadly, my attempts to communicate these problems were met with indifference, further highlighting their lack of commitment to tenant well-being.Living in a space plagued by these issues made the overall living experience distressing and uncomfortable. I strongly advise potential renters to reconsider residing in this apartment complex until the management takes serious measures to eliminate the rat infestation, clean up the dog waste, and demonstrate a genuine concern for their tenants' living conditions.Prospective residents deserve a home that is clean, safe, and managed by individuals who prioritize their well-being. Widespread corruption due to management at the Bell Vinings Apt complex in Atlanta Ga on Stillhouse Creek Dr has been reported to Bell Partners Inc. Acts of elder abuse and of late, of an elderly widow of a USAF American war hero.
The widow has suffered from physical, mental, emotional and physical trauma and abuse. She is under the care of physicians and has been for years. She needs legal representation as her complaints to Bell Partners , Inc in Greensboro No Carolina have gone unanswered.
This company has committed criminal Fair Housing Acts as well as malicious deliberate damages against her vehicle and her personal belongings and her business.Bell Partners, Inc.

On behalf of Bell Partners Inc., the management company for the Bell Vinings apartment community (the “Property”), we appreciate the opportunity to respond to this review. We do not agree with the assertions made in this review. This resident was evicted for non-payment of rent. Evictions are unpleasant for all parties involved, and is always a last resort, but it did take place simply as a result of non-payment of rent for the resident. To summarize, the Landlord filed dispossessory on May 17, 2023, and was ultimately awarded possession of the Unit on August 29, 2023. On August 29th, a third-party company, Renters Reference, was utilized to arrange removal of the remaining items from the Unit as the Cobb County Sheriff’s Office executed the Writ of Possession. The resident was in communication with the Property to coordinate the removal of their personal items and on August 31st, a third party company, Hullaway, LLC, was utilized to clear the remaining items from the public area. The Property went above and beyond in providing the resident additional time to remove items, as only a 24-hour waiting period was required. The Property followed all state and local laws in removing the items from the Unit. The Property handled the eviction as appropriate and in accordance with legal and company guidelines. While we regret that this occurred, the property was acting within the law. Again, this was an unfortunate situation and we were sorry it had to occur.Review fromAnna M

The complex Anson at the Lakes in Charlotte NC is a scam. The best treatment you will receive is up until you sign the lease and then no one cares about you besides getting paid. The leasing office and management staff will never answer your calls and takes a long time to respond to you via email. I have had nothing but issues since I moved into the complex in January 2023. I even had to change units due to the maintenance issues that were not getting fixed and still have dealt with nothing but problems in a different unit.
I originally had a 1 bedroom unit on the 1st floor and on the day I was scheduled to move in, the toilet AND the fridge did not work and the hardwood floor was leaking glue. It took 6 months for my floor to be "fixed" (because the community manager was calling me a liar until I submitted video proof) and it was still continuing to leak glue after I watched them cheaply replace the flooring. After multiple complaints, I was moved to another 1 bedroom unit in a different building and the 1st day of moving into that apartment, it was FLOODED due to them not connecting the washer correctly. In this new unit the plumbing is AWFUL (even though they shut the water off to the community every week it feels like for a "emergency") and maintenance will enter your home WITHOUT permission. In your work order request you are allowed to put access privileges for directions entering the unit. I do not trust the staff being in my apartment, and I put on my work orders to only enter when I am in the home or if it is an urgent matter to CALL ME. None of this is followed and they violate a lot of tenant rights. I have reached out to both the regional and corporate office and do not expect anything to be done.
This is just another complex owned by this company that needs to be shut down. Please take these 1 star reviews serious and do not live at any of these communities.Bell Partners, Inc.

“On behalf of Bell Partners Inc., the management company for the Anson at the Lakes apartment community, we appreciate the opportunity to respond to this review. While we regret that this resident was unhappy with her tenancy at the property, we do disagree with the assertions made in this review. Specifically, we disagree with the resident’s claims that her maintenance requests were not adequately completed or completed without proper notice—the maintenance team acted promptly in accordance with standard procedures, and addressed the resident’s work orders in a timely manner. Moreover, as a customer service gesture, the resident was allowed to transfer to a different apartment, and, when the resident was still not fully satisfied with her experience at the property, Bell Partners offered to allow her to terminate her lease without penalty. The resident ultimately declined this offer and chose to remain at the property.
Again, we regret that this resident is not fully satisfied with her experience at the property, but we believe that the site team has gone above and beyond to attempt to give her the best possible experience. As always, we are committed to being responsive to all our residents’ questions and concerns, and we welcome additional conversations with this resident to reach an amicable resolution.Review fromJames S

1 starI rented 3 apartments at pine lakes preserve and every unit is infested with roaches upon move in.
I was in a unit for 2 years and was happy with it. Then a bad leak started in my bedroom during rain. It flooded my bedroom almost weekly. I begged them to fix it for weeks into months, in which they lead me to believe they are fixing it.
4 months later I get an eviction on my door to pay rent or leave. Instead of fixing an uninhabitable in which I am raising my baby in, they begin an eviction process.
So I rented another unit since I have no where else to go. Guess what? Roaches. Neighbors leaving torn apart trash in the hallway with absolutely no repercussions. I’ve been complaining for weeks now. I will NEVER rent another lease after this.
Please, look elsewhere to bring your family. These people do not care about you, even if your unit is dangerous to live in, they will put more resources in evicting you instead of fixing a problem with their own buildings.Review fromTricia A

The management never gets back to you in a timely manner. It took a month for them to fix for me to be able to renew my lease. And now they are charging me for the full month of Aug when I had told them that I had wanted to move out July 29th which just so happens to be when my lease ends. Horrible horrible company to rent from.Bell Partners, Inc.

Ms. ******** attempted to negotiate renewal terms with management, in which offered renewal rents were firm and consistent with all other renewals in the same period. The required 60 day notice to vacate was given resulting in a final lease obligation through August 6th. It was explained to the resident that the automated invoice for rent would not reflect a final prorated amount prior to move out but management provided the correct prorated amount due. I lived at the parcatwylie and when we first moved in the property was managed by a different company. The leasing agent then but assistant manager now was awesome, very nice and helpful. During our stay BELL PARTNERS took over and things went to *****. The trash compactor stayed full, furniture trash all over the place. I feel like I got got screwed out of some of my deposit. The management cannot explain anything that makes sense so as of the 26th of May a balance of over 200 dollars will be sent to collections. We lived there from April 17th 2021 to April 30th 2023 and was never late on rent. Bell partners say that my deposit of 400 dollars duplicated was a mistake but I don't think so and when asked by management of a hard copy showing that it's not possible. I need to take their word and move on. No ma'am that's not the option. I am pursuing this matter further. I see why their ratings are less than 2 stars.Bell Partners, Inc.

Thank you for reaching out and we are sad to hear about your experience. During the transition, there was an issue with the dumpster pick up account causing our property to receive a few negative ratings. The issue was resolved, and we have had no further issue since January 2023.
During the transition there was a glitch in the software system, however, the deposit received was $400 and at no time on your lease or any payments made was the deposit shown as $800.00 nor collected, which we explained and showed to you.
During the move out process one of our associates reviewed the ledger with you and the move out charges. We explained that the utilities are billed in arrears which would mean you would receive a utility bill after the move out date. Your ledger and all documents were provided and reviewed with you in detail. We were not able to provide you with the ledger in a different format, so we directed you to Sunridge Management.

That response email was not totally true and very unexceptable
I have pics as recent as may about the dumpster situation. I was directed to sunrise about the unexplainable ledger and they redirected me back to the parc. Why was I charged for te painting of the apartment Was it not going to be painted before next tenants moved in,???? And as clean as the apt was when we moved out and it was not in out lease agreement about a, $90 cleaning charge at move out and to be told that I had 10 days to pay these crazy charges ofc$242 bucks or it would be sent to collections and had the audacity to give me the name of the agency. So sad and very disappointing ??,

1 starTerrible. The Elevate 54 Complex in Graham, NC is the worst place I've ever lived. The emergency maintenance line went to voicemail when our A/C went out over the weekend. Drug deals happen in broad daylight in the parking lot and many of them live in the complex as well. I have seem my neighbor snorting drugs in his car in the afternoon out of a little tie bag and counting large sums of money. There is dog poop all over the lawn. Packages are constantly stolen from the front doors. People leave their rotting garbage in front of their doors and it leaks everywhere. For the maintenance people to do anything, they request you to put in a work order. There is no preventative maintenance. Even if they see something is dirty or broken, they won't fix it until a work order is placed. What's next, having to put in a work order for them to come to work? I called about a wasp infestation over the weekend outside my door that prevented me from leaving my home. The wasps stung me in the face and stung my dog in the stomach and partner several times in the leg. They told me that it "didn't qualify as an emergency", and I needed to wait until Monday. How is being stuck in my apartment or being stung by an angry hive of wasps, not considered an emergency? I have reported all of these problems to management over email, through maintenance requests, and in person but they truly do not care. Specifically, the manager said "There's really nothing we can do about that, a lot of people have that problem, it's not just you."....Ok, don't you think maybe your terrible management might have something to do with that?Review fromPenny L

1 starThe absolute worst management company ever. I wish there was a zero star rating I could leave here. Ever since this company took over, this place has gone so bad. The gates are never closed and we are supposed to live in a gated community. There is trash everywhere. I have lived here for 16 years and have never been late paying my rent. Now you are putting a disabled senior citizen out of my home just because you decided to raise the rent more than $200.00 for the 2nd year in a row. I've had someone harassing me, knocking on my door at all hours of the night and throwing rocks at my patio, next time maybe they will break my back door open. Manager raised her hands and said it is out of her hands. No help, so I live in fear for my safety. Cars in the parking lot are not tagged, no one cares. I can see 3 of them from my parking spot. The office staff can answer NO questions at all, they are totally incompetent. A neighbor was recently locked out of her apartment. She is elderly and insulin dependent, and the lady that helps with emergency maintenance requests advised her to call a locksmith. When the maintenance man arrived, he unlocked the door and then said "now what?" She told him she would go inside now and he could leave. No clue. I understand you are in business to make money, but you are dealing with people in their homes. But I guess I have to leave my home now after 16 years. 1 starWe have lived here for two years and dealt with loud neighbors upstairs the entire time while filing noise complaints failed to make a change. The catalytic converter was stolen from our car. We requested a first floor apartment for two years, which never happened. Then, to end on a bad note, we were told that because we didn’t respond to the email 60 days before moving out, we have to stay the additional days and the rate increases from $2300 a month to $5,000 a month for the extra days to meet the 60 day requirement.
If a tenant is one day late paying rent, the front office goes door to door posting notices about late rent. However, when a tenant does not respond to an email about the 60-day notice that their lease is ending, there is no urgency to contact the resident.
