This compnay is usless and has destroyed everything the previous compnay worked so hard for.They took over lighthouse mgmt in ******** and ruined their reputaion and ***********.Stay away from them they dont communicat in any sense and are completelty imcompetant.RealManage Dallas

1 starMy Neighborhood Master HOA got rid of Hammersmith for their poor quality finally a year ago. I wish my property association would get rid of them. On the average we get a new worthless ************** Rep" very 6 months. They are not dependable, don't address work orders to HOA, will not return call or emails, only response is via the "Homeowner Portal", and the Hammersmith's work order system will purge out items that have not been addressed. Myself and neighbors have had items in the system for over 3 years that have never been addressed and now disappeared from the system like they never existed. In the last property HOA meeting ******* from Hammersmith knew the Master had cut them, but didn't realize the local property had not. When I directly asked about my work items, she told me it wasn't her problem anymore. I will be pushing my HOA to dump this worthless company.Review fromJanet R

My client had a week of Murphy's Law, ending with the discovery late Friday afternoon that they needed an estoppel certificate for the following Tuesday. The Rush orders turn-around time is 5 business days. This instance gave me under 3 business days to process and send the certificate to my client. I placed the rush estoppel order, and immediately sent an email to their customer service department. Karina A. replied within a few minutes stating she would work on the estoppels (yes, the property is in two associations) right away. I sent her the required signed form. By 7:32 p.m., on Friday, 6/16, Karina provided BOTH completed estoppel certificates.

This HOA company took over my previous HOA and I had auto-pay on for my monthly assessment. I also turned on auto-pay when they took over however it looks like they didn't take one of my assessments. Instead of contacting me and notifying me they just kept charging late fees and other fees associated with a late payment totaling $130.Their website says they are all about clear and transparent communication however they never communicated with me about having a late payment, instead they just kept charging late fees then finally sent me an email with a letter saying if the dues were not paid they would foreclose on my home. They DO NOT have transparent communication. All it would have taken is a quick email or phone call/voicemail notification and I would have paid.Instead they would rather rack up fees on your account and then finally send you a threatening communication that they will potentially foreclose on your home. This is absolutely POOR BUSINESS and they do NOT have clear/transparent communication.Also, they falsely advertise on their website that they have a 4.9/5 rating when clearly I am seeing a 1.52/5 on this website. I would avoid doing business with them at all costs. They are a poorly run company and are predatory in nature.RealManage Dallas

The company is useless. It has not resolved any issue I have addressed with them. One issue, in particular, is a fire hazard. The resident representative ignores emails. I give the company zero stars (although I had to choose a star to submit my review).RealManage Dallas

I contacted RealManage for a home owner Association problem in Sept 2022 and in May2023 for a neighbor who is a renter leaving large amount of Trash and Food in the alley behind my home. I am elderly and have picked up the trash myself. I decided to knock on the neighbor door and inform someone inside about the trash. RealManage contacted the owner of the property and gave my name and address which wasn't supposed to be disclose to the neighbor. The neighbor got angry and arrive to my home yelling at my son about me. The incident I reported was real and photos was sent in September on my first email .I notified the police who said, the Association was wrong for disclosing my information to the neighbor. 1 star5/31/23 Communication is still non existent! I've had a Work Order in for over a year with KC and Hammersmith with no response about when they will get to it, etc. They rarely answer calls or emails. Hammersmith is incompetent, unresponsive and I believe contributing to misappropriation of our *************** and funds. Last night at the Board Meeting, ********************* rambled on and on about how we can't afford the pool and put out a rambling email to tenants, regarding how we can't afford the pool, a few days before the pool should be opened. People are ******. Hammersmith needs to be fired asap! No wonder they have been fired previously! All tenants need to complain to BBB. I'm going to as soon as I get a chance. I called ****************** today regarding a few things, so I'll have to go to Civil Court regarding an unwarranted fine in which they keep adding on fees. The Community Manager, ********************************* needs to go back where he came from, *******. One word, USELESS! And yes, an idiot too. lol. I actually kind of felt bad the first time I told him he was an idiot. Not now. I actually thought he would consider doing the right thing, which he never did. I was told today to get a restraining order on one of the Board Members, who I believe has shined his flashlight on my balcony 3 different times in the middle of the night. ( I saw him the 3rd time). I called the ****** the first time and called *********************** and talked to him about this. Talk about ******* ****** said to call next time and they will arrest him. I am fighting for the Principle of things and am doing all my research to hopefully help to get rid of them. ***** will prevail on these idiots!They Suck!!Review fromCatherine B

Absolutely worthless. Beyond worthless. They soak up the *************** and LITERALLY do nothing. Units caving in, trash all over, crime, and more. Beyond belief how worthless they are. They spend more time and energy avoiding homeowners than anything.RealManage Dallas

I owned a condo in ******** with Argus as the managing company. When I sold the condo, at closing there was a mistake made with my HOA fees. Ended up they were paid twice. Now they owe me $632. Which I have called, emailed, and now thinking of going there in person . This is two years back and forth and still havent received a check. So unprofessional.
