      STAY AWAY!!!! SOME MANAGERS ARE VERY, VERY, VERY WICKED!THEY DONT RESPECT ******* STATUTES LAWS, OUR BYLOWS OR OWNERS RIGHT TO BE CONSULTED OR TO VOTE. THEY OFFER NO COMMUNICATION AND NO TRANSPARENCY AT ALL. In less than 10 years under Realmanage management, our community in ********* ******* is completely destroyed. A president, without consulting the owners, engaged the community in a $ 1.6 millions debts. Last month, another president ****** a contract of $ 100.000,00 more than expected. That president was part of an outgoing illegal board. She ****** the contract couple of days before a rigged election carried out by a Realmanage manager. They postponed the election form from February to July to make sure their contract was renewed automatically for another year. Realmanage even hired that same president's *** to be our onsite manager for a year, regardless of the conflict of interest and the protests from the homeowners. ******************

      If I could give this company a zero, they would deserve it. I have contacted the property manager ************** several times regarding the care and maintenance of the common areas and retention ponds for the Grove a White **** and my request has been repeatedly ignored when following up on the time frame and status of my request. We are only asking for what we pay for every month. Please help me understand how this company continues to get business when their history with clients are **** poor.

      This company took over our community. What a joke calls/emails are not returned. It is going on two weeks of no return to emails and a week with no return to phone calls. When calling their customer service they have no idea what is going or little understanding of payments. To have an out of state company be our HOA is stupid. How is the company still in business with so many negative comments. To bad there isn't a way to leave negative or no stars because I would.

      Not even worthy of the 1 star. This company and its managers that we have dealt with, are not following our HOA covenants and will argue with anyone and everyone who questions it. Unlawful, uninformed and unwilling to resolve a single complaint. Dont waste your money on this company. Else, you may be putting a for sale sign in front of your home when your community goes downhill rapidly. Thats where I am, now. ******* is the icing on the cake of ineptness. Maybe she would be more at least an LITTLE informed if she actually ever stepped foot in the community. No annual meeting last year. No board meeting in the last year. Owner landscaping not being addressed with compliance. Then when its addressed with *******, she writes back a condescending irrelevant novel of an email. If she spent as much time doing her job as she does writing long inaccurate and irrelevant emails in an attempt to argue, maybe my community wouldnt be is such a poor condition that Im selling. By the way, there are quite a few in my small neighborhood that are considering the same, now. Thats how bad RealManage and ******* are.

      I moved into a community where RealManage is the property management company. Recently I have discovered a problem with my building construction, that directly affects our living quarters. RealManage in ************, ** denied fixing HVAC coolant lines that were buried under building. This has been an ongoing expense. Our property manager was ignorant of what these lines were, their purpose or where they hooked up to. Unbelievable!

      7/13/2023 We paid this company more money to manage our community but they do NOTHING or the very minimum. Theyll arrive and mow a 20 x 20 patch of grass and thats it! Refuse to trim huge overgrown trees and shrubs. Repair seriously leaking and or damaged sprinkler heads. If you inquire about trimming trees they say we dont have a ladder. I inquired again about trimming the trees and was told they told us to only trim as high as we can reach without a ladder! My windows now have the screens torn and the trees have completely covered my south window! Just for reference I only have a total of 5 windows on my house so any coverage is unacceptable. Who manages in this manner? I called, wrote emails, all to no avail. Our pool pump is being ruined by tree roots and our pool decking is buckling due to roots. Sent painters to repaint facia and the job was only half done. I wish I could attach pictures to this evaluation. If I could rate them zero stars I would do that too. Beyond disappointed and disgusted.

      Hammersmith is a horrible property management company that likes to take your money and do absolutely nothing in return. DO NOT RECOMMEND. My longest work order to almost a year for them to rectify and that was finally completed only because I threatened a lawsuit if any of my family or guests were injured. They do not return phone calls or emails. If you are lucky you will get a return email deflecting blame either on yourself, other residents or vendors. Save yourself the headache and stay far away from this company.

      Terrible company. Stay away. Their incompetence in solving simple HOA management problems is astonishing. How they stay in business is bewildering. Phone calls and messages go unanswered. Email questions to our property manager are usually referred to someone else in the company who doesn't follow up. Complaints to supervisors go unanswered. As an HOA board member I inherited this company but intend to vote to dump them ASAP.
