      They hired an attorney to threaten my pregnant wife and I. They hire contractors that have been accused of extortion and continue to do business with them thereafter. The contractor they hired built a fence so poorly it has gagged nails, no structural integrity, and created a liability issue to personal and community property creating a hazard to young children and adults. *****************************, the manager of our HOA, operates at a level of incompetence and spitefulness Ive never seen before in a person. I would liken this business to a scam and group of con artists. After dealing with this company, I would say they are as close to evil and con artists as it gets. I do not recommend this company and I recommend firing them if they are your HOA management company.

      How is this company allowed to operate like this, why are they still in business? The first issue started in January. I always paid my HOA fees early. I had maid the first two payments for 2023 before receiving notification in mid January that RealManage was taking over as the property management company. It took 5 months before getting the $70 payments transferred to the current company. I ended up settling up automatic payments because no matter how early you mail in a payment they wait forever to post it to your account. Seemed a little shady. Anyway checking online to verify the November payment had posted when I noticed that I 10/19 $70 was transferred from my account to someone elses account. When I called they couldnt explain why and advised not to worry, would open a case and that I would be contacted in 3 business days. When I did not hear back I went online and discovered a $25 late fee. When I I called once a they could not explain anything and transferred me to a property mangers voicemail. I have yet to to hear back from them. The call reps seem to have not ability to resolve issues and management does not return calls.

      Is ZERO STARS AN OPTION...? RealManage, LLC is the WORST HOA Management company on the planet. We manage over 525 doors throughout the valley and they are BY FAR THE WORST TO WORK WITH. We have PMA's signed giving us general agency to complete simple tasks on behalf of our landlords and they refuse to respond to us hiding behind the claim "you are not the owner so we can't talk to you". We have our landlords reach out and provide written approval for us to act on their behalf and again, refuse to respond. They require us to fill out a tenant registration form and pay a fee at the beginning of each tenancy. You would think that a company would want to collect money from you but NOT THIS ONE! To make matters worse, there is NEVER ANYONE at that company that answers the phone. They think that changing the name every so often will make their LACK OF SERVICE go away.

      Dishonest, incompetent, difficult to get in touch with, have no idea what's actually going on or how to get anything done, slow to correspond, all around awful experience having to deal with these people. And to top it off they have criminals working there. Drove to the office to pay for a pool key and paid with a check. They somehow forged the check for 280x the amount and cashed it. What type of fraud company is this? Every negative comment you can read in these reviews are 100% true. Beware.

      I have always paid our homeowner's assessments with ******************* pay never had an issue until June 2023. I made my July assessment payment on June26th early and we received a late fee in the amount of $ ***** on July 16th they said the payment arrived July 24th in their so-called lock box. I called chase on Aug 3rd and was told they still had yet to cash chases check from June I reached out t I still continue to use chase even after this 1 erroneous late fee with no problems. I will not be charged to pay my bill. They leave no other way to make a payment without a hefty service fee attached except drive it to their so-called lock box and that's still hear say that they'll get it on time the issue might truly be your lock box. We are not the only ones in our community it's happened to enough of us that we laugh at meetings saying you get late fees for on time payments I have all the documentation from my bank that I sent to property manager showing the payment date and she said she's not responsible for the post office oh but I am? They will not do the right thing and wave the fee so this needs to be reported.

      **** Ready at Hammersmith is amazing. She is always ready to help and responds back to you about everything you need. She has helped me more than once and I cant thank her enough for all she has done. Not only is she good at her job she is friendly to talk to and always kind.

      I see that ***** has pulled a SNEAKY move and attempted to change their name to fresh start their abysmal reputation throughout *******. We are not fooled Brown and we are not fooled all you little **** property managers running around with little fine books at the ready. You can change your name every week, and you are still a horrible company in the business of ripping people off. You robbed me for $2,000 of ***** fines in a condo I lived in, and I am gutted that the lovely HOA company we used to have was replaced by ***** ***************** last fall. What happened immediately? Rates went up and fines went up. Is the community any nicer? NO. It looks worse. We know a landscaper whose company is hired by ***** and he said ***** is horrible to work for. No big surprise.Listen Mr ****************** You can change your name to The ************************* and you will still be a horrible person running a horrible company. Ive spoken with you in person. Ive been the brunt of your fines and ***** behavior. You cant change at all because its your dark, *****, greedy soul running the joint. Your horrible employees take their cues from YOU. From the horrible *********************** to the horrible ***************************, you are corrupt to the core. *** considered running for the board so that I can start a petition to get rid of you. Just go, slink off into the dark and open a loan shark business somewhere else. Whatever you do, stop advertising how much you care about the poor victims of your communities. Youre not fooling anyone. You care about your big fat paycheck. You were a greedy slick banker before you started this horrible company, so its no big surprise youve carried your fee-loving behavior into your next venture. You make me sick. Look g at your picture online causes me to upchuck.

      This is the most unreliable company that I have ever dealt with as a homeowner, and I have owned homes with HOA's, & managing companies, for more than 25 years. Having multiple mailing addresses, charging ridiculous fees for online payments, and then taking a week or more to process the payment (*********** doesn't count as a business day because they don't work on Friday). They never send out required information. Do not respond to emails. Their previous website interface was a joke. Then they change websites without giving homeowners the necessary information to set up a new account. I will continue to lobby my HOA to cancel the contract with this horrendously managed company!

      Absolutely the worst management company Ive ever dealt with. Ive owned and managed 17 buildings and always made sure the residents were happy with my service. Vision doesnt answer their phone and dont return emails in a timely fashion. We have had three community managers in one year and by far *************************** the current one is the absolute worst. They are only concerned about collecting their $225 HOA fees and nothing else . Avoid this company like the plague.

      (since no 0 rating was offered, I had to pick 1 star) HORRIFIC. *************** in Las Colinas has gone through 2 years of slow to respond, disrespect of the private homeowners by assigned administrator who keeps information. Our residents for 2 years have not been able to see transparent accounting and when we do access it hidden costs are labeled incorrectly. This company cannot give straight answers to our new board on spending and accessing information. I am surprised they are still in business.
