      (Star rating of 0 was not available.) As the board president, I meet weekly with our property manager. When I asked to meet this week, I was texted the following: "unfortunately for this week I have my agenda full we can get ahead via email". The thing is, the reason we need to meet is that about 8 emails have gone unanswered with no action taken. Do NOT EVER choose Real Manage.

      Lack of communication. Lack of care for neighborhoods they manage as an HOA. Lack or professionalism. Lack of clear and concise invoices showing where our *************** are being allocated. Live electrical wires running across side walks. Common areas are bare from grass which is included with the ***************. Roads still not paved. Side walks are cracking and chipped. No street lights have been installed. Our community gathering area has not even begun construction. I wish I could give less than one star.

Those services are provided by Henderson ********************************** which is a different company.       I received a notice to contact them because they notified us that we were in arrears on our association payments. Ironically, my account was set up for automatic payments at the beginning of the year. Here is where it gets interesting. . . When I called them to inquire about my notice, they wouldn't talk to me and told me to contact a collection attorney who works for the management company. When I called the law firm they said that they couldn't talk to them and referred me back to the management company. Is your mind spinning yet? Finally, after complaining that I wasn't able to resolve the matter with the route that the management company wanted me to follow, they finally acquiesced and took my payment. I also later learned that the alleged late payment wasn't late enough and should have not gone to collections. I'm sure this may have caused the Association's unnecessary legal fees for nonsense. ***

      Hammersmith is not customer friendly at all! In July I received a letter in the mail that my *************** were past due. However, I had paid my dues on time. I had evidence that I had paid because I saved my bill with my payment coupon torn out and a notation of the check number I paid with. I called the office and left a message about the mistaken late notice, wondering if my payment was lost and hoping I could work something out and send a new check. No one responded to to my voicemail. A few days later I emailed Hammersmith and sent them my proof of payment. They responded with a rude email back that they certainly hadn't misplaced my payment and that I needed to send in my payment plus all of their late fees, which included a certified mail fee for late notice sent separately, but at exactly the same time, as the late notice I received through regular mail. How could I prevent the certified mail fee if I was just barely finding out that they hadn't received my payment? After going back and forth with them several times, they removed the late fees and interest, but not the $25 certified mail fee. A month later I get another late notice by email with another $25 late fee, another $25 certified mail fee plus interest to collect on the first $25 certified mail fee. I would have expected that after providing proof that I paid my HOA fee on time and was more than willing to send out a new check to bring my account current, that they would have been understanding that the lost payment was just a mistake and waived all fees. I would have expected that a certified mail letter would have gone out at least a week or more after a late notice to give the customer time to respond and rectify the problem. Instead I feel like Hammersmith just assumed I was delinquent, that I was guilty no matter what proof I could provide, and they just wanted to keep smacking me with more fees. What happened to civility and kindness in working with customers who have a history of paying on time?

      After weeks of dispute, my mother-in-law, resident of ********** in West **********, was accused of damaging a gate arm when my husband was entering the community to deliver a piece of furniture and used a rented trailer. The system failed to detect the trailer and, instead of correcting the issue, the management company decided to bill my mother-in-law more than $900 for a new gate arm. When she started to request information, videos of the incident, they then contacted a lawyer and sent another bill with an extra $450.00 for the Lawyer's fees. All this in less than 2 months. Nothing was filed and the lawyer's fees should not have been a resident's responsibility.After a lot of emotional abuse towards my mother-in-law, she ended up sending a payment before we had our lawyer involved. Extremely unprofessional and abusive towards residents. Especially the 55+ communities.

      This has been the worst experience with a management company company I have ever had in my life. They have absolutely no right using the word manage in their company title. They manage nothing other than manage to aggravate the c*** out of me. I have been trying to get hazardous steps and lights on my private entry steps repaired for months, to no avail. There is exposed concrete, a protruding piece of rebar by my entrance that I tripped on but recovered. I might have been better off getting injured just to draw their attention. The property manager makes empty promises then does not respond to emails, work orders nor phone messages. The main number does nothing but refer to said property managers voice mail, They take no responsibility whatsoever. The *** board of directors contact info refers you to real manage so I cannot even goth route of speaking to them. It is a crime that I have to pay them to do nothing but get me annoyed, sick, and left in danger. The worst ever !!! If the market was better I would immediately list my Condo for sale.

      Locally, terrible service.. people who say they are employees.. are not listed.. never answer phone calls or help with problems!! Don't want to deal with them because my personal view is they are crooked!!
